日本財政学会第80回大会, Oct 21, 2023新型コロナウィルス感染症（COVID-19）の流行は，住宅地や商業地の地価に大きな影響を与えた。しかしながら，感染の長期化は我々の生活を少しずつ元の姿に戻していった。そこで，COVID-19の流行後の地価の動きについて，2019～23年の地価公示のパネルデータを使用して固定効果分析を行った。 分析の結果，容積率の高い住宅地の地価ほど，2021年の下落幅は大きかったが，その後の22，23年の回復幅も大きいことが明らかとなった。商業地についても，最も容積率の高い地域を除いて同様の結果が示された。
